Renovation, New Tenants Sought for Harbor Square Mall

Goal is to give location a "new vibe".

A possible renovation could be in the works for the Harbor Mall if the property can land interest from a small anchor tenant such as a restaurant, according to the property’s listing agent.

A banner hung on the back outside wall of the mall advertises rental space for a 5,000 square foot restaurant, with additional retail space available.

“The goal is to find a small anchor tenant, like a restaurant to help bring some new energy and life into the area and give the location a new vibe,” said Spencer Cohen of Sabre Real Estate Group, which represents the property.

Cohen said the restaurant would likely be situated in the back of the mall and would have an outside entrance directly into the restaurant. A rendering of what the mall could look like can be seen here.

The Twilight Café, a retro style diner is the mall’s only eatery and is located in the back of the mall. Owner Daniel Battaglia said if the changes were to happen, it will probably force him to move.

"Unless I become very profitable, I know I will be out," he said. Battaglia said the cafe is doing well, but he needs a little more time to turn a profit. 

Cohen said mall owner Bruce Pasarella is sensitive to the people in town and is approaching the possible remodel carefully. Cohen added that they are working with an architect who knows the requirements of the town.

“Existing tenants can stay with some shuffling around,” said Cohen. “We are taking offers and seeing what we can do to re-merchandise the mini mall."

Cohen said improvements to the façade could be a whole redesign with new or existing stores. 

"It has to work for all parties including the owner and the town,” he said
